Overall Aim of the Job (Mission):

• Manage and support Tenant Coordination Team during Design, Delivery, Operations phase and other retail design related works.
• To safeguard the interior architectural theme of the shopping centre, and secure the brand concept from the tenant, and to develop through construction, renovation and completion.
• Pro-actively engage and manage the Tenants and their design team as well as internal departments through the design process, whilst providing comments on the brand concept in relation to ICC design guidelines.
• Enhancement of existing/new shopping centre retail designing.

Responsibilities

¨ Development of Leasing related and Shopping Centre forecast drawings.

¨ Monitor compliance of shopping centre design related works including but not limited to tenant’s shopfront design, signage, kiosks, hoardings graphics, etc.

¨ Presentation of better quality retail designing solutions to existing/new Shopping Centres.

¨ Conduct yourself in accordance with ICC policies & procedures.

Specialist responsibilities:

• Development Phase:

• Provide assistance during the development and refreshment of Tenant Fit-Out Handbooks and any other information required during the Tenant Coordination process.

• Develop Tenancy’s Unit and Kiosks lease drawings, lease outline drawings.

• Develop and maintaining shopping centre forecast drawings.

• Attendance of Kick-Off Meeting with the Tenant’s responsible person and/or designer to review brand concept, demonstrate the purpose of design guidelines and ascertain the possibility of Tenant Variation Request (TVR).

• Complement and facilitate tenant design, shop front & signage integrity, material standard, fit out standards and procedures.

• 
  Receive and review concept & final design for each Tenant. The design is reviewed to ensure compliance with the design guidelines and meets with Authority requirements.

• Review tenant’s hoarding graphics to ensure compliance with ICC design guideline.

• Develop, maintain and manage design related trackers with 95% accuracy.

• Delivery Phase:

• Review all proposed lease agreements with respect to impact on base building parameters and technical provisions, with assistance from Tenant Coordinator.

• Clearly communicate/coordinate to provide advice on design related issues among the Project/Shopping Centre Teams, tenants, designer, fit-out general contractor, authorities and alike.

• Work with relevant parties to ensure the tenants fit out works are carried out according to the final design drawings (shopfront, signage and materials), approved material finishes, quality, on schedule and in compliance with the national, regional and ICC China safety requirements.

• Undertake daily quality control inspections to ensure fit out works are in compliance with ICC China standards.

• Work with relevant parties to ensure fit out works progress according to agreed schedule.

• Assist in obtaining permits for fit-out works especially those relating to shop-front, fire and safety.

• Review tenant works on-site and confirm as built drawings reflect completed fit-out and approved final design drawings.

• Assist Tenant Coordinator on defective Tenant work which is to be completed prior to opening.

• Be a mentor to each co-worker and get the best from a design, whilst being creative & innovative.

• Operations Phase

• Complement and facilitate tenant rebuilding design as per development and delivery phase, and ensure compliance with ICC standards.

• Other Retail Design Related Works

• Prepare, evaluate and implement case studies from visits to competitors’ shopping centre from architectural retailing perspective.

• Prepare, coordinate and manage design related assigned tasks, i.e. internal signage, naming systems, marketing design activities, etc. for existing/new shopping centres.

Knowledge & Background

• University degree in interior / retail design (or similar)
• 3-5 years experience in the field of interior / retail design
• Proven experience of large scale retail complex developments (preferably within Tenant Coordination)
• Good understanding of retailer’s needs, demands, both internationally and locally
• Work experience from Local Design Institute and International retailers
• Understand ICC concept and value
