Position Purpose

Optimize market potential through new store development within assigned market to maximize return and balance long-term sustainable growth. Key Customers include Operations, Construction, Finance, Building Landlords, Building Managers and Lawyers. 通过对所负责市场新餐厅开发潜力的优化,实现公司收益最大化以及平衡长期稳定的发展。主要客户包括营运、工程、财务、业主和律师。

Principal Accountabilities

In addition to following McDonald’s policies and procedures, principal accountabilities include, but are not limited to:

Strategic Planning 策略规划

? Identify 3 year opening opportunity and feasible trade area with market and economic growth data and prioritize it into opening strategy

确定3年内开店机会和市场内商圈情况,经济增长和为开店策略的优先次序。

? Align Department goals with the Market, Division and Corporate strategies

确定部门目标使之与市场和工作战略相一致。

? Along with Construction Manager, implements the P.M.O./M.P.S. process within development, and contribute to the Vision Plan for the Market

与工程经理在发展过程中执行P.M.O./M.P.S.流程,并且对公司愿景计划作出贡献

? Help establish new market entry priority with support of demographic data to further develop the McDonalds Brand and makes recommendations from a Real Estate viewpoint

通过对人口数据的研究,为进入新市场的优先顺序提供支持以及地产观点,以便进一步拓展公司品牌

Site Development 地区开发

? Create, manage and execute the development plan to meet portfolio return and goals, lead real estate team to accomplish market yearly opening targets and signing targets.

建立、管理和执行部门的开发计划,并满足于不同投资组合的回报和目标,带领地产团队完成市场年度开店和签约目标

? Assemble and present site packages to management for approval

审核和递交地产发展建议书给管理层审批

? Monitor and control the flow of real estate transactions by coordinating the efforts of all resources

监督和控制地产交易流程,协调各种资源

? Partner with Alliance Team to maximize pipeline building

利用策略联盟团队的资源,扩大机会点的设立

? Constantly reviews market data to ensure best negotiation position for new sites

持续跟进以及回顾市场数据,确保公司处于新店的优势谈判位置

? Leverage the McDonalds brand to get the best value for a site

利用公司品牌取得新店***利益

Financial Management 财务管理

? Provide accurate sales projections based on known facts about the site e.g. traffic generators, pedestrian counts, etc

基于交通聚客点,人流量等事实数据,测算准确的销售预估

? Provide an expected ROI projection for each project

对每个项目进行投资汇报预测

? Manage the rental cost of the portfolio to ensure that it is in line with market level under which the restaurants can be operated profitably

采用不同类型的租金形式,以确保符合市场价格水平,便于餐厅操作,并有助于其提高利润

? Create and manage departmental capital expenditure and G&A budget

建立和管理部门支出和G&A预算

? Reinforce quality control standards for real estate transactions (e.g., cost, time, location, economics, market needs, and deal quality)

加强地产交易中的质量管理(包括,成本、时间、地点、经济状况、市场需求和交易质量)

Business Relationships 业务关系

? Build good relationships with Landlords, Developers and all government authorities in relation to development which include but not limited to Statistics Bureau, Planning Bureau. Leverage the value of the McDonalds Brand to achieve more competitive price and effective working relationship

与开发商、建筑商、政府部门以及外部咨询机构、律师,及与麦当劳未来发展有关外部顾问及其他组织/个人建立良好的关系。

? Resolve all on site problems quickly and efficiently with operations to ensure that restaurants are able to continue opening at all times

与营运团队一起快速解决所有现场问题,确保餐厅顺利开业

? Take the initiative when there are problems, ensuring real estate team act promptly and follow up

针对各种问题采取积极主动的政策,确保地产团队快速反应和跟进

? Work with Construction Manager and fosters a Market Development Team approach

与工程经理紧密合作,促进市场发展团队合作

? Cultivate and promotes an open working relationship with other McDonald's departments, development teams in other markets in China, Market teams

培养和提升开放的工作关系,与其他麦当劳部门、其他区域市场的发展团队建立合作关系

Coaching/Training 咨询和培训

? Select, train and coach team members to develop them for future opportunities within the system

选择、培训和指导团队成员,为他们将来在系统内其他机会做准备

? Take an overall responsibility as a people manager to maximize team effectiveness

全面负责人员管理,提升团队工作效率

? Build strong relationships and foster teamwork amongst team to achieve maximum performance

建立强而有力的合作关系,促进业绩提升

? Brief, oversee and guide team to achieve the company and department goals

监督和指导团队完成部门和公司的目标

? Manage and make adjustments to maintain an even workload among staff members while still meeting company and department goals

确保完成公司和部门目标前提下,管理和平衡团队成员的工作量。
