POSITION PURPOSE

Provide a clean, safe and well-maintained hotel for our guest.  To repair and maintain all areas of the hotel including guest rooms, public areas, ballrooms and function rooms, kitchens, restaurants, executive offices, back of house, roofs, parking, and electrical and mechanical rooms.

  • Ability to maintain the physical structure of the facility.  Knowledge of various trades and the ability to complete job assignments unsupervised and within schedule completion dates.

  • Perform scheduled preventive maintenance and cleaning programs and update records pertaining to these programs.

  • Perform routine house calls as scheduled and other duties as may be assigned.

  • Process and complete all work orders assigned and ensure that work performed complies with all applicable codes, safety, sanitation rules and regulations.

  • Perform routine maintenance on supply fans/ducts and registers, guestroom fan coil units, plumbing, electrical, carpentry, wall covering, painting, carpet and other areas where assigned.

OTHER

  • Regular attendance in conformance with the standards which have been established by the hotel from time to time is essential to the successful performance of this position.  Employees with irregular attendance will be subject to disciplinary action procedures up to and including termination of employments.
  • Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel.
  • Upon employment, all employees are required to fully comply with the hotel rules and regulations for the safe efficient operation of the hotel facilities.  Employees who violate hotel rules and regulations are subject to disciplinary action up to and including termination of employment.

SPECIFIC JOB KNOWLEDGE AND ABILITY

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he/she can perform the essential functions of the job.

  • The ability to complete complicated task by using job knowledge and skills, and to be able to vary such that the assigned task is completed in a professional manner.
  • Able to use various hand and electric tools to complete job assignments.
  • Ability to read and understand various written communication, instructions, blue prints & schematics, work orders and repair manuals, as well as read various meters (electric, gas, and water).
  • Ability to grasp, lift or carry items weighing up to 50lbs waist high.
  • Must be able to stoop, kneel, crawl and climb in various areas of the facility.
  • Ability to climb stairs and ladders, working at heights up to approximately 20 feet for extended periods of time, with the ability to extend arms, often times overhead.
  • Requires lifting, pulling, pushing tools, equipment or materials weighing up to 50lbs.
  • Ability to push and pull objects up to 50lbs.
  • Ability to work throughout the facility unsupervised.
  • Ability to perform tasks requiring bending, stooping and kneeling.
  • Positive attitude towards our guest and employees.
  • Have a working knowledge of fire alarm/detection/sprinkler system and emergency power (standby generator) system, along with halon and range hood suppression systems.
  • Administration – proper use and understanding of the following:
    • Log books
    • Maintenance repair manuals
    • Floor plans, shop drawings, symbols and graphics
    • Maintenance Work Order system
    • Maintenance radio codes
  • Procedures – proper use and understanding of the following:
    • MSDS sheets
    • Lockout/Tagout
    • Use of safety equipment
    • Fire safety
    • Bloodborne pathogen
    • Regulatory & environmental compliance
    • Operation of power tools
  • Plumbing – proper use and understanding of the following:
      • Sump, fire, domestic and circulating pumps
      • Heaters and boilers and shut off valves
      • Backflow preventers
      • Fire sprinkler valves
      • Hot/cold water riser and return valves
      • Water meters & shut off valves
      • Drain lines and cleanouts
      • Gas shut off valves
      • Pressure regulator valves
    • Toilet repairs – identification of parts in relation to repairs:
      • Replace/rebuild faucet stems, etc.
      • Replace/repair toilets
      • Unclogging toilet (electric hand snake)
      • Unclogging toilet (auger, plunger)
      • Toilet installation
    • Shower repairs – identification of parts in relation repairs:
      • Replace/rebuild shower valve cartridge
      • Replace shower handles, heads, and shower arms
      • Repair/replace grab bars
      • Unclogging tub drains
      • Replace shower tiles
    • Lavatory repairs – identification of parts in relation to repairs:
      • Replace/rebuild hot and cold stems, faucet cartridge
      • Replace handles, aerators, stoppers, etc.
      • Unclogging lavatory drains
    • Drain lines and cleanouts:
      • Operations of power snake
      • Preventive maintenance
  • Electrical – location and operation of the following:
      • Electrical panels
      • Identification of electrical breaker in relation to guest rooms
    • Electrical repairs:
      • Identification of parts in relation to repairs
      • Identification of wire color codes (hot, neutral, ground)
      • Repair/replace broken cover plates, switches, sockets, fixtures
      • Follow lockout/tagout safety procedures
  • Air Conditioning & Refrigeration – location and operation of the following:
      • Chiller and cooling towers
    • Guestroom A/C units – identification of parts in relation to repairs:
      • Repair/replace motor, fan coil and housing, etc.
      • Preventive maintenance
    • Ice machines – identification of parts in relation to repairs:
      • Preventive maintenance
  • Painting/Wall covering/ Texture – basic skills and knowledge to accomplish repairs:
      • Repair/replace wallpaper
      • Repair ceiling acoustic texture
      • Repair/replace drywall ceiling/walls
  • Carpentry – basic skills and knowledge to accomplish repairs:
      • Repair minor woodwork
      • Replace/install doors (entry, connecting, bathroom)
      • Repair/replace plastic laminate
  • Floor Coverings – basic skills and knowledge to accomplish repairs:
      • Repair/replace carpeting, tiles, vinyl
  • Swimming Pool/Water Feature – basic knowledge to accomplish repairs:
    • Maintain proper pH/chemical balance in the water chemistry
    • Repair/replace motors, pumps, filters, etc.

 

QUALIFICATIONS & STANDARDS

EXPERIENCE

  • Two (2)-Five (5) years work experience in building maintenance required.  Work experience within the hotel industry is preferred.
  • Working knowledge of one or more trades desired (electrical, carpentry, painting/wallcovering, A/C refrigeration).

EDUCATION

  • High school graduate required.
  • Construction trade experience helpful.

LICENSES OR CERTIFICATES

  • Journeyman Trades License preferred.
  • State of Hawaii Driver License
